Oliver, who is CEO of OliverMcMillan, said it actually took a level of convincing to get certain retailers to agree to open multi-level flagship stores in the Bayou city. “Houston is a very important market in America, and some were very aware of that and some were not,” he told KPRC 2’s Dominique Sacshe. Oliver gave Sacshe a tour and preview of River Oaks District, rattling off some of the high-end stores that will be brand new additions to Houston. “Brunello Cucinelli, Etro, Keton, Cos, Canali, Harry Winston — the list goes on and on of people that are new to the Houston market,” he said.

Houston Chronicle The developer of River Oaks District, Houston’s newest mecca of high-end shopping, is planning to expand its mixed-use project onto adjacent land with a hotel, office building, additional residential units and more shops. Public documents filed with Harris County show San Diego-based OliverMcMillan has entered into a ground-lease agreement for 3.4 acres at the northeast corner of Westheimer and Westcreek. The property includes buildings that house Le Peep, Sullivan’s, Exceptional Nails and Wesctreek Market & Deli. The developer briefly describes Phase II on its website as a 455,000-square-foot expansion with 190,000 square feet of office space, 150,000 square feet for a luxury hotel, 90,000 square feet of residential space and 25,000 square feet of retail. Renderings show two high-rise buildings, the taller of which has a rooftop pool. Several retailers in the initial phase of River Oaks District are expected to open starting Oct. 1. The development will include such high-fashion brands as Hermès, Cartier, Dior and Dolce & Gabbana, along with 279 apartments and a three-story office building. An eight-screen cinema called iPic is scheduled for an Oct. 30 opening. Since the price of oil began falling last summer, OliverMcMillan officials have remained confident about their project and Houston’s ability to weather the energy slump. “Of all the retailers we’ve worked with, none of them have asked about oil fluctuations,” Jeff Zeigler, senior managing director of retail services for OliverMcMillan, said this summer during a construction tour of the 14-acre development. John Breeding, president of the Uptown Houston District, said the Houston economy continues to be strong, even with lower oil prices. He attributes that to the economy’s diversity. “We’re seeing very aggressive land purchases,” he said about the Galleria area. Developers already are building some $2.5 billion worth of commercial and residential real estate in Uptown. River Oaks District, at 4444 Westheimer, is between Highland Village and the Galleria, which is going through its own luxury expansion. Breeding said the additional retail competition will create a “bigger pie” of shoppers. “It reinforces this market area as the center of retail for the Houston region,” he said. The 650,000-square-foot project is based on a street grid system where visitors are meant to stroll under storefront canopies along tree-lined streets. Through a spokeswoman, the developer declined to provide additional information on the expansion, including the timing of the new project. The existing restaurants and businesses have leases on their sites that run through the end of September 2017, a document shows. The old Texaco building located at 111 Rusk in downtown Houston has been bought out by developers who plan to convert it into a sixteen story luxury high rise apartment.

The Developer is expecting to start construction soon and begin converting the 1915 sixteen-story structure into high-end rental residences. HIGH RISE LIVING COMES WITH A SKY HIGH PRICE
HOUSTON (KTRK) — Go anywhere in Houston and it’s tough to miss the giant construction cranes peppering the skyline. While many of the skyscrapers are targeted for professional use, many are for the growing city living trend. In June alone, the Houston Association of Realtors sold almost 100 high rise apartments. Sky high living is a booming business, but it comes at a sky high price. John Daugherty realtor Molly Kaplan has listed the most expensive high rise currently on the market. At the Four Seasons downtown, the nearly 5,000 square foot penthouse has a view for miles. “This was four apartments that they put together to make the penthouse,” Kaplan said. With a typical 20 percent down, a mortgage payment would equate to more than $15,000 each month. But there are additional expenses to live this life of luxury. “You pay a maintenance fee of a little over $4,000 a month, and that includes valet, doorman, and all the services in the building,” Kaplan said. Five minutes away at The Royalton, another penthouse is on the market for $2.7 million. The unit is similar in size to the one at the Four Seasons and has an unobstructed downtown skyline view. It also comes with a $2,000 monthly maintenance fee. The nearly 5,000 square foot unit at The Royalton on Allen Pkwy is listed at 2.75 million. We also have a gym that’s over 3,000 square foot, a ball room, game room, and valet,” said Cotton Properties realtor Michael Callihan. “You’ll live like royalty.” An additional amenity is extra space for your overnight visitors without having them in your own home. “We also have guest suites. They’re $75 a night. They’re not in your home but they are. They’re downstairs,” Callihan said. Both realtors of these luxury penthouses live in their own high rise units. “I moved into a high rise about 22 years ago,” Kaplan said. Their favorite features? The security and minimal maintenance. “It’s lock and leave. I live in the property, and I can leave and not worry about anything. If you live in River Oaks, you have to have a yard guy, a pool guy, security guy, and those costs add up,” Callihan said. Callihan says to buy a smaller unit in The Royalton, look for prices to start around $250,000. But he warns that with more people moving to Houston, high rise prices will continue to soar. “I’d say over the past year, it’s gone up between $50-$100 per square foot,” Callihan said. If you aren’t sure if high rise living is for you, there are several buildings that offer rental units. “A lot of high rises are being built for rent right now because it’s much easier to get financing,” Callihan said. Expect monthly rent to range from $2,000 to $8,000. The higher price tag typically puts a renter on a higher floor.
