Camden Downtown Under Construction

The Camden Downtown is the second recent project Camden Property Trust has brought to the east central Houston area, Camden McGowen Station was the latest in 2018.

Camden Property Trust is set up as a Real Estate Investment Trust (REIT) meaning they are involved in the ownership, development, redevelopment, acquisition, and construction of their apartment communities. Currently in Houston, Camden manages and owns interests in over 20 properties.

It is going up on part of a 3 acre lot bordered by Austin, Bell, La Branch, and Pease streets. Construction is on the north end of the block facing east and west to maximize the views of downtown and make the building more energy efficient. Originally delayed due to the oil slump, the development officially broke ground at the end of 2017. Architects of the project claim the orientation of the tower should also minimize the shadows of the building on the 20,000 square foot amenity deck. Midtown Houston's First High Rise Slated For 2019

Midtown Houston’s first residential high rise tower is currently under construction. The 200 million dollar endeavor is being developed by Melbourne, Australia based Caydon Property Group and designed by Ziegler Cooper Architects.

The project now known as “The Midtown” will be 27-stories and consist of around 357 luxury apartment units. It will feature studio, one and two-bedrooms apartments with elegant European style interiors and striking unobstructed 360-degree views of the city.

The Midtown’s location played an important role in the developer’s vision for future residents. The property will be conveniently located between Downtown and the Medical District while neighboring Midtown Park and the Houston METRORail making it the perfect location for professionals seeking a short commute to work and entertainment.

Caydon Property Group has also purchased land two blocks north of the Midtown’s dwelling. The site purchased currently serves at as parking for the Greensheet building; a 1955 mid-century office building at 1000 McGowen Street. There are rumored to be plans the works to redevelop it into mixed-use retail for shops, office space, restaurants, a bar, and rooftop event space along Main and Drew streets, as well as a community parking garage.

Apartments Over look Minute Maid Park

Catalyst, a 359-unit, 28-story high-rise, marks its debut April 5 and is less than 30 percent occupied, according to leasing manager Brandy Vogel. The apartment complex sits on a city block bounded by Texas Avenue, Austin street, Prairie Street and La Branch Street. It’s the second Catalyst apartment project for Illinois-based multifamily developer Marquette Cos., the first is in Chicago. Kirby Collection Adds Retail Tenants

  • Pinstripes  was the first retail tenant announced, a dining and entertainment venue that will occupy 33,830 square feet when it opens in the Kirby Collection in June 2018. It will be the first Houston location for Pinstripes, which features bowling, bocce ball and other activities. The location also will have outdoor fire pits and a bistro serving Italian and American cuisine.
  • Mississippi-based Hancock Whitney Bank
  • Houston-based Novum Energy Trading Inc.
  • Jacksonville, Florida-based Regency Centers (NYSE: REG). They’re expected to move into the Kirby Collection in the second quarter of 2018.
  • A Ma Maniére –  A Ma Maniére, a boutique from Atlanta, will take 2,200 square feet for its first Houston store. The company offers luxury streetware and footwear brands, including Adidas, Alexander Wang, Off-White, Puma and Raf Simons, according to Thor Equities’ press release.
  • Great W’Kana Café, a contemporary Indian restaurant.  Chef Sunil Srivastava is moving his Great W’Kana Café into 2,960 square feet at Kirby Collection.
  • Atelier Isabelle Rose –  a high-end luxury hair salon, will occupy 3,855 square feet.
  • Lukoil – U.S. affiliate of a Russian energy trading corporation and Moscow-based.
Most recently The Kirby Collection, a 1 million-square-foot mixed-use development that recently delivered in Upper Kirby, will be home to the U.S. affiliate of a Russian energy trading corporation. Moscow-based Lukoil signed a lease for 5,900 square feet in the Kirby Collection’s 13-story, 186,000-square-foot Class A office building. Lukoil will occupy the building’s ninth floor and is expected to relocate in May.
“It is so exciting to see such growth and ingenuity in the Houston market. It will just continue to add more businesses and newcomers to the Houston area” says real estate broker, Margie Kaplan of MK Luxury Homes & Condos, a real estate boutique specializing in leasing high rise apartments.
The Residences at Kirby Collection is a 25-story, 199-unit Class A apartment tower offering 21 different floor plans in Upper Kirby. This is very convenient for their residential tenants. Residences include townhomes, garden lofts, apartments and penthouses. The development has 65,000 square feet of retail space over two levels. The 1 million-square-foot, $125 million Kirby Collection recently was completed on schedule, according to Thor Equities’ Jan. 3 press release.   ]]>

Hanover Blvd Place

Houston Business Journal Article – Original Story The Hanover Co. has broken ground on its second Uptown apartment tower, Hanover Blvd Place, which will feature a clear-bottom “sky pool” jutting out from the rooftop deck. The Houston multifamily developer began construction Dec. 16 on Hanover Blvd Place, a 32-story, 281-unit tower on 1.5 acres off South Post Oak Lane. The new apartment building sits just south of the developer’s Hanover Post Oak apartment tower and north of Wulfe & Cos. Inc.’s Blvd Place mixed-use project. Hanover Blvd Place, designed by Chicago-based SCB Architects, will complement its sister tower, featuring a simple, but elegant glass and concrete facade, said Brandt Bowden, Hanover’s managing partner for capital markets. SCB Architects also designed Hanover Montrose, the developer’s newest Houston apartment tower that opened in 2016. However, the new tower will have two amenity decks: one on the fifth floor and one on the top floor. The lower amenity deck will feature a resort-style pool and outdoor space with landscaping and trees, while the top amenity deck will boast a party room with kitchen and a fitness center that overlooks the Galleria area and downtown Houston. However, the centerpiece of the rooftop deck will be a clear-bottom, cantilever pool that will jut out between six and eight feet over the edge of the tower, giving residents the sensation of swimming in the sky 368 feet above street level. Similar “sky pools” have been built around in the world, including one in Market Square Tower in downtown Houston. Hanover also plans to relocate its corporate headquarters into Hanover Blvd Place. The developer intends to move from its roughly 40,000-square-foot office space in San Felipe Plaza, 5847 San Felipe St., into a 61,000-square-foot office space located on the second to fourth floors in Hanover Blvd Place. “We’ve been trying to find a way to do this for a while now,” Bowden said. “This is a great location for everyone in our company. It’s a little bit more room for modest expansion and we’ll have some opportunities to upgrade our space.” The office space will also benefit apartment residents, Bowden said. With Hanover occupying some of the lower levels, the apartment units will start on the fifth floor, giving residents a better view and closer access to the lower amenity deck, he said. Hanover decided to integrate its new office space into its latest apartment tower because building out its own office building didn’t make much financial sense, Bowden said. The developer is financing its office space independently from the residential tower, he added. Hanover’s new office will be next door to the developer’s third Uptown project, now in the early development stages. When Hanover and its San Antonio-based capital partner United Services Automobile Association purchased a 2.5-acre site off South Post Oak Lane, the companies subdivided the land for Hanover Blvd Place and a third yet-to-be-determined project. The future “phase three” project could be a number of different things, including more upscale apartments, senior homes or even a luxury hotel, Bowden said. If it’s a hotel, Hanover plans to partner with a hospitality operator to execute that strategy, he said. “We’re just now starting to focus on what that last acre should be, and we acknowledge that there are opportunities beyond residential that will be a really good fit for existing uses in that area,” Bowden said. “But we are and we always will be a multifamily company.”
