111 Rusk Luxury High Rise Apartments Coming Soon

“This 410,000-square-foot property has been vacant since 1989, when the oil giant relocated to a new tower on the western end of downtown”

 

The Developer is expecting to start construction soon and begin converting the 1915 sixteen-story structure into high-end rental residences. There will be 240 high-end apartment units total in the original building with the possbility of over 100 more if the developer decides to built a 28-story tower on top of the parking garage.

 

The Parking Garage will be nine stories and will house room for over 550 cars because the building will also feature ground retail & commercial space on the first and second floors.

 

The luxury apartment residences will average with 1,065 square feet and lease for around $2,700 per month. The units will include top-of-the-line fixtures; stainless-steel appliances, separate showers, European-style kitchens, quartz countertops, powder rooms and 10-foot ceilings. 

 

The developer is anticipated finishing the project in just over a year. The main competition for this building will be Finger Companies- One Park Place.

River Oaks District Coming August 2015

The brand new River Oaks District will be unveiled very soon! Oliver McMillan is developing the most affluent shopping and dining experience in the history of this city and its called the River Oaks District. River Oaks District (ROD) is comprised of over 65 luxury/best in class retail shopping along with 8-10 restaurants, Ipic Theaters and an Equinox Gym as well as 279 modern luxury apartments on 14 acres of land, creating a true walkable space for Houstonians and visitors. Here are some of the wonderful things that Houston has to look forward to in the brand new River Oaks District!

 

Parking for Retail – shoppers can self park for free or valet for around $8 – $10 per vehicle.  Valet will pick you up anywhere. There will be an app for the valet. They will pick you up at any station. Shoppers who use valet can download a smartphone application to get their car from anywhere inside the River Oaks District complex. A patron could dine at a gourmet restaurant along Westheimer, then walk through the shops and hail their car from the other end of the complex when they’re finished.

 

There will be umbrella stations so you never get wet. It will be top of the line. The parking garage levels will be flat no matter what level you are on. It will have a 2 lane helix like the airport. Elevators and escalators. The parking garage features a spiral ramp instead of the typical sloped ramps to make it easier for female shoppers wearing heels to walk to their car. It also will feature overhead lights that indicate free parking spots to drivers.

 

River Oaks District — located at 4444 Westheimer Road — will offer a mix of valet and free self-parking. There will be a 1,200-spot parking garage as well as four valet parking stations spread throughout the 14-acre development.

Office spaces, U.S. Capital has already signed as the first tenant and they took half the building. Maybe two others will take the space along with Oliver McMillan.

 

River Oaks District will be creating a road for the city of Houston that will be a public road. Westcreek will go straight to the feeder. Traffic will be directed north, away from Westheimer and toward Bettis Road, where drivers can access San Felipe Street and the west 610 Loop.
