Kirby Collection Adds Retail Tenants
This gorgeous Residential High Rise just got even better!
- Pinstripes was the first retail tenant announced, a dining and entertainment venue that will occupy 33,830 square feet when it opens in the Kirby Collection in June 2018. It will be the first Houston location for Pinstripes, which features bowling, bocce ball and other activities. The location also will have outdoor fire pits and a bistro serving Italian and American cuisine.

- Houston-based Novum Energy Trading Inc.
- Jacksonville, Florida-based Regency Centers (NYSE: REG). They’re expected to move into the Kirby Collection in the second quarter of 2018.
- A Ma Maniére – A Ma Maniére, a boutique from Atlanta, will take 2,200 square feet for its first Houston store. The company offers luxury streetware and footwear brands, including Adidas, Alexander Wang, Off-White, Puma and Raf Simons, according to Thor Equities’ press release.
- Great W’Kana Café, a contemporary Indian restaurant. Chef Sunil Srivastava is moving his Great W’Kana Café into 2,960 square feet at Kirby Collection.
- Atelier Isabelle Rose – a high-end luxury hair salon, will occupy 3,855 square feet.
- Lukoil – U.S. affiliate of a Russian energy trading corporation and Moscow-based.
Most recently The Kirby Collection, a 1 million-square-foot mixed-use development that recently delivered in Upper Kirby, will be home to the U.S. affiliate of a Russian energy trading corporation. Moscow-based Lukoil signed a lease for 5,900 square feet in the Kirby Collection’s 13-story, 186,000-square-foot Class A office building. Lukoil will occupy the building’s ninth floor and is expected to relocate in May.

The Residences at Kirby Collection is a 25-story, 199-unit Class A apartment tower offering 21 different floor plans in Upper Kirby. This is very convenient for their residential tenants. The 1 million-square-foot, $125 million Kirby Collection recently was completed on schedule, according to Thor Equities’ Jan. 3 press release.

According to Ziegler Cooper, Architect, it will be a 28-story 361 unit apartment tower. It will be a full city block on the neartheast side of Houston’s Central Business District. It will include over 6800 sq. ft. of retail and restaurant space. The property will have both high rise and lowe rise units. It’s only a block from Houston’s light rail. Many luxurious amenties will be available on different floors to the tenants. Level 9 will have a fitness and yoga studio. Level 7 will include a dog park and pet friendly amenities.

The Sky Club on the 26th floor features a Club Kitchen with spectacular views of downtown Houston. The old Texaco building located at 111 Rusk in downtown Houston has been bought out by developers who plan to convert it into a sixteen story luxury high rise apartment.
“This 410,000-square-foot property has been vacant since 1989, when the oil giant relocated to a new tower on the western end of downtown”
The Developer is expecting to start construction soon and begin converting the 1915 sixteen-story structure into high-end rental residences. There will be 240 high-end apartment units total in the original building with the possbility of over 100 more if the developer decides to built a 28-story tower on top of the parking garage.
The Parking Garage will be nine stories and will house room for over 550 cars because the building will also feature ground retail & commercial space on the first and second floors.
The luxury apartment residences will average with 1,065 square feet and lease for around $2,700 per month. The units will include top-of-the-line fixtures; stainless-steel appliances, separate showers, European-style kitchens, quartz countertops, powder rooms and 10-foot ceilings.
The developer is anticipated finishing the project in just over a year. The main competition for this building will be Finger Companies- One Park Place.

Dallas-based StreetLights Residential, founded about three years ago by executives of Gables Residential, has broken ground on this 20-story apartment tower in the Museum District.
The building, which will be called The Carter, will have 305 units with one, two or three bedrooms.
The site, 4 Chelsea Boulevard, is between Montrose and Travis just south of U.S. 59.
“We pride ourselves on creating a luxury, hotel-like environment with each of our projects, and we believe the high-end amenities and multiple living options in this development achieve that vision,” CEO Doug Chesnut said in a statement.
Building amenities will include a swimming pool with lounging areas and fire pits, a 19th-floor lounge with a kitchen and dining area, a game room, fitness center, resident lobby bar, dog park and private garages. The units will have 10-foot ceilings, keyless entry systems, build-in speakers and stone countertops.
Gromatzky Dupree & Associates designed the building, which is being constructed by SLR Texas Construction on a nearly two-acre site.
Landscaping will be designed by Lynda Tycher & Associates.
The building is expected to be completed in 2017.

The 20 story Chelsea-Montrose project will include 305 apartment homes and over 15,000 SF of high end amenity space. Apartment homes will range in size from 723 SF one bedrooms to 3329 SF Penthouses (Townhomes). Construction is scheduled to begin in late 2014 with the first apartment homes being available in the spring of 2016.

So much is going up in Houston these days! Every corner I take I see a new luxury apartment building going up. Lots of high-rises. Makes you wonder if perhaps if we are over building. At the moment though Houston is riding the new construction wave and people continue to relocate. In addition, we have people downsizing from their luxury homes to a more care-free lifestyle where they can just lock and go. Some people are in transition and just need a place for a year or less.
I get many calls from international clients needing a temporary apartment because they have a loved one coming to M.D. Anderson for cancer treatment. The Ben Milam Hotel — built in 1928 as a 10-story, 250-room, air-conditioned haven for travelers — came down dramatically on Sunday afternoon in a well-choreographed implosion.
The adjacent lot is slated for an eight-story, 380-unit apartment complex to be developed by The Finger Companies, with price points starting around $1,250. Construction is expected to start in the spring.
